Who are we?

Salford Property Link (SPL) is a private sector letting agency within Salford Housing Options Point. We recognise the challenges landlords face and want to help and support you to provide decent, affordable and sustainable homes. 

We have taken the hassle out of all aspects of being a private landlord by developing a full property and tenancy management package. You can also upgrade to our Guaranteed Rent package for a truly hassle-free landlord experience.

What we offer

In addition to offering full management, we also offer a free landlord advice service to help you with everything from rent arrears to disputes with your tenants. We can often settle disputes early to prevent landlords have to take legal action. We can also advise on serving Section 21 or Section 8 notices correctly.

Full management service plus Guaranteed rent

Our Full Management Service plus Guaranteed Rent is our private sector leasing service and guarantees your rent as well as providing full tenant and property management. It's the ultimate hassle free way to enjoy being a landlord.

It includes all the services from our Full Management Service (below) with the added peace of mind:

  • Total tenancy management

Full Management Service

Our Full Management Service means we’ll do all the work to let and manage your property.

  • We'll collect rent and carry out regular tenancy checks
  • Manage the relationship with your tenant and make sure any disputes or rent arrears are promptly dealt with and brought to a satisfactory resolution
  • Minor repairs and property maintenance scheme
  • Safety checks (including annual gas safety certificate, electrical safety certificate)
  • Extend the let or serve notice where necessary
  • Re-advertise your property as required and manage any voids

What we expect from landlords

We aim to keep the paperwork to a minimum but there are certain conditions that must be met before we can rent your property.

If your property is mortgaged you’ll need your lenders agreement to let all or part of it.

The property must be fit to live in and maintained to a decent standard. It will be subject to a HHSRS assessment before being let.

You must have:

  • Evidence of property ownership and identity
  • Buildings insurance
  • Electrical certificate (National Inspection Council for Electrical Installation Contracting, NICEIC, standard)
  • Gas certificate provided by an accredited gas safety engineer
  • An Energy Performance Certificate (EPC) certificate
  • Working smoke alarms throughout the property and a CO2 alarm
  • An effective gas or electric heating system throughout the property
